I was wondering if somebody can give me some advice!

I live in the UK and have my PPR in Ireland.

I have been in the UK for just over yrs and plan to return to Ireland towards the middle of this year. One of the rooms is rented and the other room is available for me so that I can have a place to stay when I returned at weekends/holidays.

Does this classify as rent-a-room?

Thanks Mathepac for the feedback. I see that rent a room is not my solution!

I have not registered with PTRB for the tenancy in question, so now I cannot offset the rental receipt against the mortgage interest (yeks!). Is it possible to register with PTRB for a tenancy almost 2 years late?(!) and be able to claim the mortgage interest? I am very concerned that I will now have to pay money to the revenue as a result of this ignorance!

See Section 4 of the above Revenue document. As long as an individual is registered with the PRTB by the return filing date for the relevant year a deduction is allowed. Therefore to get a deduction for 2008 you will need to register the tenancies today.
