renovation of a Thatched property

I am considering buying a run down thatched house. However I am aware that there are many pit falls ! Does anyone have any experience of such a project in terms of extending existing building, grants, planning authorities, conservation, tradesmen - starting point etc. This project in based in Co. Before you do anything, research the cost of insuring a thatched building.. It is a LOT more than you think !
