Removing a name from deeds

Does anybody know what is involved in removing a name from property deeds. There is no mortgage or loan secured on the property. Is there a standard form to complete and submit?
 
Can you explain in a bit more detail? Is one of two or more owners selling or gifting their share to the other(s)? There may be tax issues if that is the case.
 
Both owners want to sell the house but one has advanced parkinsons and is unable to sign anything, although mentally there is no problem. There is no Power of attorney. No money will change hands and both owners are married (to each other).
Basically both owners are in a care home and want to sell the house.
Bit of a mess really as the house is laying empty.
 
There is no difference between tranferring the property into one name and selling- they still have to sign off if they are competent to do so. You say mentally there is no problem, so why are they unable to sign? If it is a physical thing, can they at least make an 'X' ?
 
Thanks Vanilla, wouldn't the 'X' need to be witnessed by a solicitor? or if the 'X' was to sell the house, she cannot attend a solicitors office and i am assuming that there would need to be a witness there.
 
If they are selling then why don't they go ahead and do that instead of first transferring it into one spouse's sole name? If the conveyancing solicitor needs to witness/verify the identify/signature/mark of the person in question then presumably the solicitor can call out to them?
 
Yes, the solicitor will call to her where necessary- they will probably require that she has been seen by a doctor on the same day to give a certificate that she is competent to sign.
