Quick Sale : Sell myself or use Estate Agent.

I'm looking to sell my house between now and early spring. I am mulling whether I should put it on the market myself or go with estate agent. I don't want to be on the market for eight months like some of my neighbours as I want my son (six years) to be settled into a new area and ready for a new school for next autumn.

If Estate Agent is best for quicker sales ; is it better to go local and cheap (I have been quoted .85%) or national and more expensive. Lisney have quoted me 1.5 % but were the most professional in their valuation and advice.

House is 3B SD with room for 2 level extension subject to PP about 3 miles from city. Neighbour is on sale for 375k but I intend going to market at about 345K.

I would use an Estate Agent if I were you. The viewing and bidding process can get very stressful managing it on your own. A good estate agent will know of people looking in your area and will contact them when a new house comes onto the market.
As a house hunter for over 2 years myself it is only the bigger estate agencies that still continue to contact me to tell me about houses. The smaller agencies just don't bother/have the bandwidth as sometimes it's just a sole operator in an office with part-time admin.
It is worth saving yourself the hassle of people ringing to view then not showing up etc. Whereas the EA has staff in their office to do that.
The EA will be able to sniff out time wasters faster than you and may be able to get an extra few quid out of those bidding very low.
The bigger estate agencies may have more scope to produce those video panorama viewing things at no extra cost to you and better quality photographs.
Have a look at other ads both have on Daft and see is there a difference in quality in the photographs etc. Ask each agency do they have a database of people househunting in the area or do they just wait for people to respond to the ad.
 
Can you not do a joint agency and the one who gets the buyer gets the fee?

Many thanks for the feedback ! I'm veering myself toward using an estate agent. As both myself and my wife are working and earning relatively well I reason the saving in time and stress is worth the cost.

My instinct now is to go with Lisney but ask them to reduce charges. It would be good to have this instinct backed up with reports of good experiences selling with Lisney !

Ali, I've never heard of joint agency ! Do estate agents normally agree to this ?

Fair enough, but by reducing their fees, they may push other properties before yours..
If quickly sale is your priority, then be ready to go way below market value and pay full fee to EA.
 
Some agencies don't agree to having two (joint) agencies selling a property.
