We got planning permission recently for a house and detached garage but are now considering building the garage as a self contained apartment / granny flat to live in while the house is being built and hopefully rent out after.
Firstly I presume we will need to apply for permission to do this as it is a change of us and it is separate from the house.
Secondly, from what I can see the Rent a Room scheme seems to apply only to rooms within the house, so does that mean we would be liable for tax on all earnings?
And thirdly, is there a possibility that this would be viewed as a second home by Revenue and subject then to whatever added costs that might bring?
