Question about notice period from tenant to landlord

I've been renting an apartment for just over 4 years. The first two of those years I had a fixed term 1 year contract. At the start of year three I opted to turn it into a part 4 tenancy with no new lease. If I now hand in my notice, is the notice period based on 4+ years or on the 2+ years after the last fixed term contract.

The difference between the two is either 56 days or 84 days based on the RTB data:

Obviously I'd prefer if it were 56 days. Does anyone know the answer to this?

The correct notice period is based on the longer period - the fact that you had written leases in place for the first two years of the tenancy is irrelevant.

As above, but talk to the landlord, if you both agree you can decide on a different date. If you've been a good tenant and they are reasonable, they may be happy to facilitate you.

I wouldn't fancy your chances much, and if I were a landlord I'd probably insist on the longer notice period. Going to be very few people moving homes in the next couple of months.
