Query regarding conservatory & Planning Permission

Hi Everyone,
This is my 1st time using this Forum so I hope I'm posting in the right place, if not apologies! My husband & I are in the process of purchasing a house. We are hoping to sign the contracts in the next few weeks. My husband spoke to our Solicitor today to see if the contracts had arrived with him but they hadnt. My husband mentioned that there was a Conservatory (think he asked if any extension) & Solicitor then said "Oh that will definitely need to have Planning Permission". However, on various Planning guidelines it states that conservatories/extensions blow the size of 40SqM are exempt from Planning permission. So is he trying to earn himself some more money by dragging things out or is he right?

Any help would be appreciated!

I doubt it would need planning. In a nut shell, limit of 40sqm if extension at the back, 25sqm if at the side.
I do not think solicitor will know if planning was required or not. I guess he has never seen the house anyway.
Surveyor will know for definite if you are not sure yourself.
