query re registering a house

I am building a house on a site owned by me that has full planning permission. There will be no mortgage on the house. The folio is registered in joint names. Do I have to register the house or is it sufficient to have the site registered

You don't need to register the house. However, if and when you ever sell or raise a mortgage, your title will need to show your planning permission and your Architect's/Engineers Cert/Opinion on compliance with planning permission and building regulations.
