PTRB, TRS and renting a property

Hi there,

Myself and partner are due to have a baby. We live in an apartment in my name, which I am claiming TRS mortgage interest relief on. We also, rent a room in this property as part of rent a room scheme.

Our tenant lease is not up and will not move out for about 5 months, and our baby is due anyday now. Anyway, my partner does not want to live in the apartment with the tenant while we have our new baby, so we have just paid deposit on a nearby house ;) and we just gave our PPS to the landlord which got me thinking about this whole situation above as I assume they will now register our names against PTRB.

How will this effect me and my partner with regards to TRS ?
We probably only plan on living in the new house for 6 months (lease we got), and then will consider moving back to apartment when it is completely free again.

Do revenue communicate with PTRB ? Any pointers what to do in this situation ?

I presume that the lease is in your partners name and PPS No. On the basis that you are the one with the apartment and the TRS and she is the one with the house and the PRTB you should be fine.

I'm sure that you are not moving out of the apartment completely needing to keep an eye on your uncooperative tenant, if you move out of the apartment completely then you are not entitled to TRS or rent a room exemption.

Revenue have access to details of PTRB when they want them.
 
Why would you have a lease for renting a room? Surerly this wouldn't be subject to full tenancy rights and you can just tell them it's time to go?

hmmm maybe a good point that i didnt need a lease for renting a room, but actually i did give one just icnase of damage to any property, they move out without letting me know e.t.c.

im thinking of just telling Revenue i wont be living there for 5-6 months. probably lose TRS for that time then

or do they regard your principal property in overall time in a year or it cna be split up like that ?
