A whole house was rented out in 2019 to a group of people known to each other. They individually left at various times up to 2021 now the rooms are advertised in shared accommodation on Daft by the tenants. None of the housemates are known to each other.
In terms of the PRTB should the tenancy be registered as a whole house or shared accommodation?
 
Where is the property owner?

Tenants don't complete registration with RTB, its the property owners responsibility.
 
Presumably, the house as a whole is registered as let with the them. This would not be an unusual occurrence from what I hear from the younger generation in general.
 
I’m questioning on whether the landlord should register the property as a whole house or shared accommodation as now the tenant's don’t know each other or have come together as a unit
 
Refgistered as a whole house but should I change to shared accommodation as the tenants don’t know each other or are not part of a group as it originally was

You can't register 'part' of a house.

Personally, I don't know why property owners rent on a room by room basis; far too much work.

In this case it's likely that the others are being brought in as licensees of the tenant. Where a property has been let in full and who stays there is being managed by the tenants, that is a tenancy and remains as such.

If that original tenant has moved on the situation of resolving who truly is a tenant and who is a licensee gets messy, but there's a good chance the RTB would see them all as tenants.
