Query with regards the prtb.
If a person didn't realise that they had to register with the prtb earlier, but now do and are getting new tenants, is it ok to just go ahead and register the new ones?

Re: prtb

You mean, the previous tenants are gone and you are wondering whether to register them or not? I'm a newbie to this area but I would imagine that if the tenants are gone then there is no need to register them as presumably they will be registered by their new landlord.

Although they may need to be registered if they want to claim any tax credits for the period at a later date? Not sure how this works.

Re: prtb

If they're gone then you can't register that tenancy, it's not a case of if you have to you simply can't.

What that means to you is that you can't claim relief against the mortgage interest for the period of that tenancy when making your end of year returns for rental income. The PRTB won't come after you or anything like, you just can't claim the relief for that period.

Register your new tenancy within 28 days of it commencing for E70, or E140 after that.
