Hi I'm just wondering why some houses that are rented out are on the PRTB website list and others are not.? I know of plenty of houses where I live that have tenants but are not on list.
 
Two reasons - some landlords break the law and don't register, and the other is that the register is notoriously slow in being updated (they are usually at least three months behind). You can report non registered properties by emailing enforcement@prtb.ie
 
I must say I find it very hard to locate my own properties on their list. Plus I know they don't know when tenancies ended. That might be a bit better now as most of us register online and by doing this we have to 'end' the previous tenancy on their website. I used to get reminder letters after 4 years but haven't seen one in a while.

Third reason: where tenants in a shared house each have a lease for their own bedroom and shared facilities - this type of tenancy agreement cannot be registered with the PRTB.
