PRTB and Rent Relief

Hi,

I wonder if someone could help me. My husband was unable to sell his property (first time buyer0after we got married and had to rent it. I purchased a property in my own name as first time buyer (with husband as guarantor) and this is where we are living.

We rented his apartment in 2007 and 4 people are living in it. We have registered with the PRTB, pay our charges (tax etc) and have had no problem with the tenants. One of the tenants has called to ask for my husbands PPS number which we assume is for Rent Relief (he has poor english). We thought they had this set up as we gave their details to the PRTB. I am just wondering is their any repurcussions, i.e could we be hit for unexpected costs by the revenue when this form noew goes in?
 
I wouldn't think so. Just because you register the names of the tenants it doesn't mean they automatically get rent relief. They need to apply for it and a standard practice on their form is to ask for landlord's PPS number. Given that you know him as your tenant there should be no problem.

Your tenant, as he is perfectly entitled to, makes application to the Revenue for rent relief, not the PRTB. He does not need your PPSN, just your name and address, but it may speed his application if he has this info.

If everything is above board as you state, you need have no fear of repurcussions by giving him the PPSN.
 
thanks for your feedback, i suppose it just sent alarm bells off in my head as assumed that they were claiming and knowing that they were not over the last 3 years - did i go wrong somewhere where i am now going to get landed with a bill. i guess the revenue must also check with prtb anyway for our details (but maybe they have not)!

I think you have this the wrong way round. In order to claim mortgage interest against your rental income YOU must provide Revenue with the details of your registration with the PRTB in your end of year statements.

As was stated, you don't need to provide your PPSN in order for the tenant to claim rent relief but claims missing a landlords PPSN are assumed to be missing it for a reason - that the landlord is not tax compliant - and would be flagged for investigation.

From my experience, most non-Irish are unaware of Rent Relief. Many only do anything about it just before they return home .....
 
yes, i was also thinking that maybe they are planning on leaving (i actually sat down with them we they signed the tenancy and advsied them to claim the rent relief and gave them forms etc).

We have sent in our end of years tax with details
