Does anyone have any experience with this?

When an unmarried relationship breaks down and the property deeds have only the mans name?

2 young kids. Mortgage only started 2 months ago. probably 5k equity.

Whats likely to happen in this scenario?

It makes no sense to sell the house and pay off mortgage as it would probably just cost money.

There's no strict answer to this as it's always on a case by case basis. Who paid what, what the value/contribution of child-minding could be regarded as by the person that did child minding in the house whilst not working (if relevant).

Whilst it might not make sense selling the house may end up being the solution.

The important thing (and what the courts will decide if the two of you can't) is what is best for the children.
 
But what would happen with the mortgage. Would it be sold and paid off?

Then nobody has anything.

If she stays in house then she would be paying someone elses mortgage.

She paid zero towards anything including bills. No deposit. Children are in school/creche while she works part time and keeps money.
