I am looking to purchase property in Dublin 14/16. In order to gauge the price in the area I looked at the property price register.
There were sales in some new build developments which were significantly below the asking price advertised at launch. In some cases the price shown in the property price register was €80,000 less than advertised. I was surprised with this given the strong market.
Is there any reason that the price shown in the register would be different from the actual paid? Is VAT excluded from the register for new builds? Question here is how accurate is the register?
