Proper notice v. market value

Hi, quick inquiry. I'm renting a property for over 2 years and have seen similar apartments in the same complex advertised in recent weeks for 100 and 130 euro less than I currently pay a month, almost a 20% difference. I will be contacting the landlord on Monday to look for a rent reduction in line with these prices as that would seem to be the current market value.

If he refuses to lower the rent do I have to stay on for the full 8 weeks notice as defined by the tenancy act as proper notice?? I would be anxious to move into a cheaper apartment asap. Is it relevant that I have no lease? (I asked to sign one when moving in but he told me to find one myself and it never really happened...)

the contract for X euros is for a defined period of time, when the contract finishes you can then negotiate a new rent. However, if you would like to stay in the apartment you should start this process not otherwise I think that it can be implied that you are moving out in 8 weeks.
 
Just give him your notice and tell him you want to move because you have found an identical flat in the same complex for less.

Say you like living there but with the extra €150 (a lie) per month you'd save you could have a 2 week holiday after 1 years saving.

Also tell him you want his tax number because you want to claim money back for rent.

See what he says.
 
As a landlord he will be aware of current rental market and will be hoping that you're not. Have a chat with him asap. If you've been a problem free tenant, he won't want to lose you.
 
Show him a couple of adverts that show the current asking rent for similar properties to the one that you are in.

These show that the total properties for rent on the Daft website has increased from 4,000 two years ago to almost 26,000 now so you will have plenty to choose from and if you leave he will have a lot of competition in trying to find another tenant!
 
Bit the bullet and rang him, I'm waiting for him to get back to me. I'm not very good at this negotiation thing but I have a top price I'm willing to pay, should I just tell him that straight off?? (it's still a bit higher than the other apartments in the area) I'm afraid if I do that he'll just go to a middle number and stick there..... I reckon if I decide to move that a month's notice would be ok
 
If you are happy with a reduction of €130 tell him that you are willing to offer him €175 less than you are currently paying and if he gives you this you will renew your lease for another 6 months. Never tell him your best offer first! Then he may come back to you with a compromise, such as you can have it for €140 less, if you sign up for 12 months, etc etc.
 
Thanks for your reply Steve D, we have briefly spoken to him and mentioned about the apartment for 130 less. The apartment next to us is vacant so that should indicate to him there's plenty of availability. We're meeting in a few days and I've printed the ads like you advised so hopefully it will go well!
 
Update:

Met with landlord yesterday and got our reduction. He did suggest a middle price but we stuck to our guns and reasoned with him that the going rate for other apartments in the building was lower showing him the ads as Steve D suggested. He agreed to the reduction as he wants to keep us as tenants, so we're all happy!
