Procedure For Tenants Moving Out

I am in the fortunate position of having had full time tenants for approaching 10 years. Great people, never a minutes trouble. Now they are moving out (mid lease, but that's not an issue, they owe me nothing)

What is the procedure for bills/utilities etc ? Can anyone give me a few pointers on the do's and don'ts. Most of all I want to make sure that all outstanding utility bills, local authority charges etc are in order.

ANy advice appreciated.

I just take meter reading with them present and then phone into the relevant places to get the accounts put back in my name. They will be liable for any outstanding bills. Don't know how your waste works....mine has a sticker so easy to check. Get a forwarding address. With shorter leases, I normally walk through the property with them to check for damage etc....but after 10 years almost any problem could be put down to wear and tear !!

Good luck getting a new tenant....it's alot quieter out there at the moment !!
