Price of material for attic conversion

Just trying to get rough guide of price of material for attic hipped conversion, just thinking of maybe buying material and getting direct labour, the thought of someone adding 50% or more onto the price of material is annoying to say the least,

3 velux windows 978 X 768
2 RSJ 20 ft in length
ply wood /osb flooring to cover 14 ft x 12 ft area
1 new stairs & rails,& 1 solid door, + architrave
new flooring joist's for new suspended floor, 4 x 2's
6 X 3's support's for ceiling
Insulate attic to good standard
plasterboard for eve's and wall between house and neighbour's house
skim for plaster board
skirting
3 double socket's + light switch ,
1 standard size radiator
 
dodo, if you go the direct labour route who are you going to get to sign off on the work i.e. Certificate of Compliance in case you wish to sell in the future?
 
I would get an engineer/surveyer to ensure correct rsj ,timber,specs where correct and with the help of AAM into the bargain,= knowing what questions to be asked,
Jst been thinking average to to job was 3 weeks so take one of my quotes 17K, can't see more than 6 K for material that means 11K labour for 3 weeks work for 2 guys and in this current market I feel I can try and get better, best price so far 12.5K

Hi dodo,

I have no knowledge whatsoever about building but as far as I am aware it is an architect who would need to sign off on the conversion. Perhaps others here can confirm this? I would have thought also that now is the time to get the professional on board before you start making any mistakes.
