Previous tenancy not registered with RTB now with 100% hike

I am interested in renting a property that has been rented previously for many years. The asking rent is without doubt a huge leap from the previous tenants. It is in a rent pressure zone but what they are asking is definitely more than 4% increase on last tenants.
The landlord did some refurbishments but these would have only been minor (new carpets).
The property doesn't seem to have been registered previously with the RTB.
If I was to contact the RTB is there anything they can do?

And you're going to start off on a great footing with a potential landlord. This shall end well.

The RTB dispute resolution process deals with issues between tenants and landlords, as a third party, they will not engage with you. If you become a tenant, and have evidence of this, you can submit this to the RTB in line with their guidance here.

Take a look at the RPZ rent calculator here to see how the caps work, it's not as simple as 4% on the previous rent. It's 4% pa, so you need to know when the previous rent was set.
