Post structural survey, who is liable for repairs?

We have just put down a deposit on a second hand house, obviously sale subject to engineers report etc.. What I am wondering is, if the engineer finds fault with things in the house, does the seller have to repair them before procedding with the sale or will the seller knock some money off the house or what?
For example, in this house there are two large cracks in one of the bedroom windows, and one of the other windows wont open at all, and is letting a huge draught into the room. Is it just tough sh*t or are the sellers oblige to repair?
A bit new to all this, so all advice appreciated :)
 
Once you have the surveyors report you have three main options;

1. Walk away if the problems are major or likely to be ongoing (subsidence)
2. Renegotiate the price to take account of the remedial work required or get the vendor to pay for the work
3. Accept that the price reflects the condition of the property and proceed.

The vendor are not obliged to have the work done or reduce the price but if they are sensible (a big IF!) they will realise that any purchaser is going to see the same faults and either get the work done or price the house accordingly.
