possible subsidence?

hi i need help my 3yr old house in donegal has extensive cracking in interior walls and ceilings and some exterior walls.can someone please recommend a structural engineer to survey house thanks
 
How wide are the cracks in the walls?

Do the cracks go all the way through from the outside to the inside of the wall in quesiton?

Where are the cracks in the wall - near window corners?

I suspect if it is subsidence then the builder/engineer are on the hook if the house is only 3 yrs old.

most of the cracks are around windows and doors and in some corners of rooms.the larger cracks are between 2-3mm and these ones seem to be starting to show on the outside walls.i would like to get an independent structural engineer to survey house before i tackle builder/architect so if u could recommend one id be very grateful.
 
If you think it might be subsidence, you need to contact your insurance company firstly. They will send someone out to assess the damage, if it is subsidence you should be insured for that and they rectify the problem. However, on a three year old house and with the cracks you are describing, it sounds like simple settlement to me - not insured. Either way, contact your insurers and they'll advise on the best course of action.

Sounds like it MIGHT be more than settlement to me. If the cracks go the whole way thru, and are getting worse, and are located about window corners then there would appear to be a problem.

Act on it now, probably not a major problem but act now the worry will kill ya!

yea am very worried its more than settlement cracks,can anyone pm/recommend me a structural engineer or someone who is qualified in this area so i can get the ball rolliing and see what exactly im dealing with here
