Hi all.
If I were to build an extension for example without planning permission. Then sometime later, a neighbour for a piticular reason complains.
I'm investigated by enforcement section.
Is it a section 5 I apply for?
If for some reason it's refused is it retention permission I'd go for?
And if that's refused what's next.
If I apply for section 5 does that mean the enforcemental people cease investigation.?
I'd be 99.9% sure it's exempt but sometimes you never know.
Thanks for any feedback.

1. Its either exempt or its not exempt - talk to an architect or engineer
2. If what you are proposing to build is not exempt, apply for planning permission, before you start building.
3. Do Not Build a non - exempt development without planning permission. At best, you may get permission on a retention application. At worst, you'll be compelled to pull it down.
