Pay off mortgage or re-invest?

What's the best way to invest proceeds of sale of investment property? Pay off own mortgate, purchase another property or invest the cash?
 
why did you sell in first place and give 20% of your profit to tax man as well as legal costs, estate agents fees etc etc?
 
Tenants made good offer. Also our 1st kid heading to college next year so expensive times ahead.
 
You will need to give a lot more information than you have given in the op. What loans, investments you have etc.You could also try the search facility as this question is asked almost daily and you should be able to get useful information from there.
 
We could clear our current mortgage on our own home. Or else invest 200k in something else.
