We are renting in a RPZ, our tenants have just vacated as they have bought a new house.

The rent was well below the market rates.

If we get a new tenant in for. 5 month fixed rental, would we have the option to set the rent at market rates from 1/4/26?
 
Not suggesting you do this, but isn't there still the right to give notice within the first 6 months without specific reason? In this case therefore, you could give notice 5months from now to any tenants that move in today and whatever tenancy commences after March 2026 would then be at market rates
