New Houses in Diswellstown Castleknock

Agree 3 beds at €500K in fairhaven were tiny- like apartments. 4 beds (v few on offer) went v quickly; They sold six more a few weeks back at €620K; They are small for a 4 bed but brilliant location
 
Plenty to reply to on this post. Firstly, I too was going to ring St Patricks to see if Hamilton Park is in the catchment area but great if they are. Agreed, the gardens are very small and north facing. They are so close to Burnell back wall that it's nearly guaranteed that they won't get sun.On the plus, they will be A rated with brand new bathrooms and kitchens etc. The guide price I got from Sherrys is as follows:
3 beds €410-€450 some semi & some detached.
4 bed semis 1550 sq feet €480k- €520k.

I think the location is great and if in catchment area than better again. Pricey enough I suppose though if you consider the tiny back gardens.(and no front garden)
 
J.. all of central and greater Dublin- current planning laws restrict for higher density to plan for future growth ..

This is a poor location for high density housing. This is fine where you have the infrastructure and roads to take higher density. In this location, the roads are bottlenecked in every direction, and the train has barely standing room at peak time. There's already problems with school capacity in this area. The general trend for building smaller houses and apartments leaves them unsuitable for new families. There is simply not enough space, and no room to extend. You can;t really argue that these are affordable either.

On the flip side it makes financial sense to get the biggest return from such a site.

While it may be an over simplification, but its seems the group that gets the most out of this kinda of planning is the developers, and perhaps the planners. The people looking for housing and people who live, and will live in the area seem to be getting the least out of it.
 
Yelsel, interesting post. I rang Sherry Fitz and got the same indicative prices, but in a subsequent call they seemed to be backing off them, especially the 4 bed prices. I'm also interested in Diswellstown Manor which is behind the school development you refer to. Problem is that most of the initial phase of houses seem to be along the eastern boundary of the site which means the kitchens/ gardens are east facing and facing towards the M50 with just one field between. Have you any info or thoughts about diswellstown manor versus the school development? I expect they will be dearer like for like but they seen to look better and are brick as opposed to timber frame construction
 

Could you clarify what you mean that "anyone moving from a three bedroom to a four bed will not be affected by new deposit restrictions"?
Trader-uppers (ie. not first time buyers) are now required to have a 20% deposit based on new CBI rules.
 
Current understanding is that they are launching Hamilton Park in about 2 weeks time. Understand Diswellstown Manor is later in the year. Interested in both. Any views on Hamilton versus Diswellstown Manor developments?
 
Pros and cons for both. Both will probably in catchment area for schools closest to them.All houses are A rated. Diswellstown Manor entrance is on Porterstown Road, if you are near this entrance, you'll be very close to M50 noise, far away from any shops as you'll be basically oppposite Somerton Lane.(that's why I feel Bracken Park are hugely overpriced,far away from everything bar M50 bridge!)
You'll also be further from any public transport.Both developments will have a mix of orientations which is natural.
Some might feel the entrance on Porterstown Road is an advantage but traffic coming up to the lights at the Sandpits will worsen, at least with Hamilton you'll still have the choice to travel through Laurel Lodge or past Castleknock College?
 
Thanks for your observations. There is a pedestrian entrance from dis manor to the school area so this helps access to public transport although it is farther. The traffic is a major consideration, I would have thought dis manor is much better in this regard, although i don't know what the traffic is like on the porterstown road on a wet Tuesday morning in october, getting through the "y" junction where the two roads meet. As I am interested in the 4 beds (very few of these out the front of hamilton park), I would have thought the noise issue was fairly equal in both locations? Diswellstown Manor looks a more "country" like (?) despite the M50 being quite near.

I think Bracken looks fantastic, but I agree its not near any facilities...

Great news Taytoman that Diswellstown Manor is in catchment for CCC. I hope it stays that way and we are not sent to another school.
It wont be long before Hamilton Park and Diswellstown will be selling. Does anyone know dates of house views?
 
My understanding is that they are both within the next few weeks, although hamilton park is more advanced. I should say that CCC said both were in their catchment area for this year- (so could change in the future.?.). They confirmed to me that Riverwood is definitely not in their catchment area
 
I'm also interested in this area for either Hamilton Park or Diswellstown Manor. Will be very interesting to see what actual prices they go with.

Has Bracken Park sold out now?

Got an email from sherry fitz re hamilton park. Three bed semis are from €395K and four bed semis are from €490K. Houses are up on myhome. Thanks Zia- see there is a website for diswellstown manor but no prices.
 
Went to see Hamilton Park on Saturday morning , some 10 families had queued since 2.30pm Friday afternoon.
The houses are lovely and the location is fantastic. School around the corner literally and short walk to bus/train and shops.All the 3 beds on offer were sold starting at €395k, most north facing but some west. They represent great value for an A2 rated house, triple glazed windows etc with kitchens,tiling all included in the price. Half the 4 bed detached are also gone at €595k but there are still a few 4 beds on offer. 2 types, both great value compared to the €660k Bracken park are now looking for, one is 1615 sq foot on 2 levels north facing and the other is 1550 sq foot on 3 levels but importantly south facing.Both starting at €490k.
They will be building there for another 2.5 years but no decision what future phases will comprise of yet. If the 3 & 4 beds prove an instant hit they may well continue in this vein. It's very hard deciding between bigger house but north facing versus slighly smaller but bright living area. Dilemmas!
Diswellstown Manor showhouse will be ready in October and you can then put down booking deposit on plans.
The Porterstown Road entrance is a worry for me though and the thoughts of driving everyday the narrow hairpin corners before the sandpits isn't too appealing. Happy house hunting.

That's a tough dilemma about which type of 4 bed to go for. The bigger house is much better laid out and could also have the attic converted. But the north facing gardens that come with it is a real drawback. It will be interesting to see how Diswellstown price theirs. They will have seen the high demand for the 3bed but the lower demand for 4bed. The Diswellstown 4 beds are not as spacious as the ones in Hamilton park either.
 
Had a look as well. Putting aside orientation for a moment, I thought the north facing 4 bed is streets ahead of the south facing 4 bed in terms of space on the ground floor. Noted that they had sold almost all of the north facing 4 beds (about 12 in total ?), but only one of the 6 south facing 4 beds (which has a large corner site). The houses were surprising well kitted out inside- very impressed.

Re Diswellstown Manor, I won't have regarded the road as a major issue although it is quite dangerous I agree if not aware of it. Any takers on what a 4 bed in diswellstown manor will cost?

Hot off the press, did you see who's occupying the first house in Diswellstown Manor! I knew we're paying her too much money. Maybe she should just pay her water bill.......
 
Also went to view Hamilton this sat and thought they looked impressive alright.
In terms of the development, understand there will be about 400 houses in total - I wonder how this will affect traffic in the area as understand it can be fairly bad at rush hour at the moment.
Also I wonder will the houses still come within the castleknock community college catchment when the houses themselves are addressed as diswellstown and diswellstown community college is just down the road?
Are 4 beds for all types (Yeats / lavery & swift) still available? Seem better value than bracken IMO
