Mortgage on house with converted outbuilding

We are sale agreed on a rural house with a converted outbuilding.
We have assured all lenders that we have no commercial interest in the converted building. We would likely use it for a home office & storage. But, we have been refused one mortgage and are awaiting decisions from other underwriters.
Has anyone been in a similar situation and could provide some advice?
 
Are you obliged to state that there is a converted out building when applying for the mortgage.? I assume planning permission etc is in place for the conversion.
