Mortgage lender raised queries about Roads and Services not being in charge.

Hi All,

sorry for long thread title.

We're trying to close the purchase of a house in an estate where the developer went bust during the bad times and everything was going fine until today when the bank raised a number of queries in respect of the Roads and Services not being 'in charge'.
My solicitor is making enquiries with the Architect and the County Council in the hopes of moving matters along, but until then we're stuck.

The estate itself is absolutely fine, the green areas are maintained and it's not an untidy tip by any means.

Just wondering if this is likely to prove a show stopper? Or is it quite common these days?
