Mortgage and Top up Query

I am with Ulster Bank.Have 100K mortatage at ECB +.95.Recently applied for topup of 35K.They offered me their standard variable rate which is around 5% i think.I signed the agreement as I wanted to process things as quickly as possible.

Is it now possible for me to get my top up to the same rate as my mortatage? I dont think UB are offering ECB + .95 anymore,not on their website anyway?

I have my mortatage 1 year and just received my top up.Just got house valued at 520K.Dont really want to switch from UB,just want to get best deal possible from them.

Any ideas?

They don't offer this rate for new lending (which a top-up is) any more. So they're under obligation to offer it to you for your top-up.

But you can always ask them - worst they can do is say No.
