Minimum bedroom size for easy rental

Hi, a friend is trying to buy a 3-bed property in Dublin with a family member, and the arrangement will involve renting out 2 bedrooms.
We're both experienced tenants, but we're not sure what room size is considered rentable (having been fairly fussy ourselves!).
Has anyone experience of trying to let small bedrooms? (e.g. 8'3" x 5'2"). She's prepared to offer lower rent for a small room, but could it be impossible to let at all?
 
Impossible to tell until the room is advertised and you see what the reponse is (or not as the case may be).
 
that room is very small, not to say you cant find a tenant, just a note that the new building regs as far as I am aware classify a single room one which must be at least 6.4sq mt (68 sqft), and what you have is less than 42 sq ft or just under 4sq mt.

Best of luch with it, because when you think that a single bed is circ 2.5/3 foot wide and 5/6 foor long, there isn't much room left for wardrope, drawers etc.
