making an offer on a property, is deposit required

Need some advice, I am looking at some property with land. The vendors have had an offer for the house without the land, and are prepared to accept. I want the entire, and can easily afford it when I sell my house,(it,s on the market) I don,t want to lose the landed property, Can I make an offer for the whole, even though I cant pay for it yet. ?

Any money (deposit) handed over before contracts are signed should be fully refundable.

The only reason that I would suggest making a booking deposit in your circumstance is if you think that you need to show the vendors that you are commited and extremely interested in closing the sale.
Any deposit is refundable until contracts are signed and exchanged.
