Lost Land Cert

I received Planning Permission to build on a 0.5 acre site in June. I bought the site subject to getting planning permission.
When I went to get the contracts signed up between myself and the seller it was discovered the Land Certificate was missing.

The sellers solicitor proceeded to do a " search" for the Land Cert which has been going on since July.

The orginal Land Cert has not been found as of the start of Nov and the sellers solicitor is applying for a Duplicate Land Cert.

Can anyone enlighten me as to how long it takes to get a Duplicate Land Cert. Could I sign the contract to purchase the site while the 2nd Land Cert is being applied for?

Thanks....

"Could I sign the contract to purchase the site while the 2nd Land Cert is being applied for?"

Yes. It might cause a delay in completing the sale, but it is no bar to signing a contract. If the seller says it is a bar to signing a contract, I would hear a small alarm bell ringing.

Tallk to your solicitor.

Thanks for the advice. I will get back to my solicitor again this week...
