Im a first time Buyer considering buying a site for a self build. Does anybody know the rules to qualify for local needs. i.e how far away can the site be from my homeplace to the site.
I live in meath- can i buy a site in kildare and get planning permmision??
Is there like a 50 mile radius or something??

For local needs the site has to be at least half mile from your home place. I live in Meath to and building my own house at the minute.
 
I think you need to prove that you need to live in the locailty you have chosen such as family connections, proximity to work etc.
 
Best option is go directly to county council planning department. They can give you exact information about your requirements. They also publish planning guidelines which indicate zoning of lands be it for residential /commercial etc or designated 'senic' area.These guides can be viewed at the council offices

Like Hal said, one option is to talk to the planning department. However, I recommend you have your homework done before you do...

Local needs is something of a grey area - Loosely speaking, it's dependant on your ties to the area, where you work, clubs/associations in the area you are incolved in etc...

If you live (and work) in Meath, your best bet is to buy and build in Meath. It would be possible to find a site in Kildare without a Local Needs clause but you'll pay a hefty premium for the privilidge (I can dig up a few samples if you want).
 
I from live in kildare (Naas) , and went through that whole wanting to buy land and build a house thing I, until I went into the C.C Planning Offices in Naas, and found out that on less I lived in that locally all my life or most of, needed to live there due to work i.e. farmer or in the bloodstock trade your wasting your time full stop.
