At the moment I am in a stressful situation with my rented property. Tenants were 2 months into their second 12 month lease and they just packed up and left I think. Didnt know anything unil rent was very late and letting agent couldn't get them on phones. Anyway, I cant even enter the property for another 4 weeks until they have been formally given their eviction notice and all that. But my query here is, has anybody any advice on leasing to local authority? I suppose I am looking for a stress free way of renting out the house, I am very stressed about it, and even while I had tenants I was always concerned any time the phone rang. So a ten year lease to local authority - good idea or bad idea?
 
One downside is you have no control over who the local authority put in your property.

In the case you have outlined, I don’t think you have to give any eviction notice.

If you are satisfied your tenants have left, you can then take possession once rent is at least 28 days in arrears. You say rent is already very late, so you should not have to wait much longer.
