like to sell house in negativity equity have tracker

I would be grateful for some advice here, Our house is in negative equity and we would like to sell. We do have a tracker mortgage, can this be used as bargaining tool with regard to negotiating with bank............ Is selling now madness???

It would help if you had an idea of how much the house was in negative equity. For example if only 20k you may have room to move with the bank but if it is 120k you may not.

the current valuation on house is approximately 200k or possibly 190k
mortgage is 236 k
