leak from bay window ceiling..what are our rights?

hi,

Basically water is getting in where the baywindow meets the ceiling, this has been happening ever since moving into the house about 3.5 years ago...the house was bought secondhand is about 8years old, we have homebond. I contacted the builder about 2 years ago and told him what was happening and he told me that it wasn't his problem...is there anything I ccan do?
 
Leaking windows

Your home insurance will probably cover water damage. Engage an assessor such as PCD [broken link removed] and they will go through your policy and make the claim for you. They take 10% of each claim. No connection with this company but have used them in the past.
 
Water ingress from outside should be covered by Homebond.
This may be down to a loose/missing internal stepped flashing or a loose external flashing.

Property assessors may be limited to defined issues - sometimes leaks need to be traced and assessed.
The above company is affiliated with Bruce Shaw, a firm providing everything EXCEPT the services of an architect.

You may need the services of a competent architect if opening up works are required and you need to remedy and certify the work.
