Landlords using 'constructive evictions' to reset rents to market

I decided going forward that I would rent to each room individually myself
Seems like a very practical solution for a landlord, no surprise the rta/rtb dislike it.

As long as the rtb insist that it’s only one distinct tenancy per dwelling, should joint-leases just cap the occupant numbers in a house-share and then allow assignments but with very strict rules?

I wouldnt want to ever assign a lease to someone I hadnt picked myself and checked out thoroughly. It might have been ok years ago when you could remove them easily but now you might as well be handing over total control of your property forever to someone you dont know at all.
As was said here before, renting more than a 1 bed is dangerous now. At least if you rent a 1 bed to 1 person when they are gone thats it, tenancy over and done with. Who knows what kind of a setup of rules and future rules are going to effect you in future with multiple rooms in a house.

This issue is back in the spotlight again here IRES Reit is being criticised by Threshold, Rory Hearne etc. for refusing to swap in a new tenant when an existing tenant leaves. Of course IRES Reit won't, the tenancy continues at the same rent if they allow that.

That this wasn't spotted as an obvious consequence of the new rules is astonishing.

This is of course a consequence of the increasingly restrictive landlord-tenancy regulations. Such replacement of tenants worked without problem for decades. It's objectively ridiculous now that a landlord is obliged to have tenants X and Y forced on them - especially without rent resets along the way - long after original tenants A and B have left, and i doubt there is any other area of contractual law where the equivalent would be mandatory.

Do landlords have to accept an assignment? Don’t understand the Ires position really but I thought I read they're not allowing it and are complying with the legislation. If it’s not compulsory, that’s why MrHearne wants the minister to change the legislation, landlords would be tied into a continuous rotation of tenants.
