Landlord rights?

Hi,

I am a landlord with tennants in my property since last May (2005). Their lease finishes in May 2006 but I would like to move into the house myself in March 2006, however I am getting conflicting info as to what my rights are on this. With the recent tennancy laws etc nobody seems 100% certain. As I understand it, you can give your tennants notice if you as the owner want to sell or move into the property.

Can someone clarfiy if this is correct, and whether I have the right to give them one months notice, thereby asking them to leave before end of lease?

As the tenancy agreement you signed is for one year it would appear you are required in law to give your tenants 43 days notice.

Unless the lease itself so provides (i.e. an early termination clause), or the tenants are in breach, you cannot terminate the lease before the end of the term (i.e. May 2006).
