land with old run down house

If I buy a piece of land with an old run down house on it would it mean that I would have to be allowed planning permission.

I think if it is a derelict house for an amount of years, It is considered a green field site. What is the land zoned as, it might be zoned agriculture rather than residential.

as I understand it , you can rebuild the house the same size/design as long as the chimney is still standing... but I could be way off so have that well checked before you consider buying....
