Lack of will??

Ok so complicated and difficult situation but to be quick: my mother died 6 years ago without leaving a will. can I sell the home which is still in her name (that I currently live in) without changing the name into my own? Or is there a specific process that needs to take place before house can go on the market e.g. obtaining letters of admin?

Any advice on this would be much appreciated!!

Was probate carried out -- it would be normal to change names on title deeds then? If not, then no, of course you can't sell your mother's house -- you don't own it. If your mother had no surviving spouse and you are the only child, then you are likely to be the inheritor after probate is carried out, according to the rules for intestacy:
