Joint Tenany or Tenancy in Common (Unequal Shares)

I’m currently in the process of buying a house with my girlfriend. We have worked out that currently I would own 60% of the house because of my inheritance money being used and half the mortgage and my girlfriend would own 40%, her half of the mortgage.

If either of us died we would like our respective shares in the house to go to the other person. So either Joint Tenancy or Tenants in Common with a will stating it goes to the other person would work. Both options liable for CAT I presume?

However it’s in the event of a breakup, individually we would want our percentages to be reflected.

Does Joint Tenancy mean everything is split 50/50?

Or do we sign a separate agreement before hand stating the percentages?

Can you be Joint Tenants with unequal shares?

Or is Tenancy in Common the better option with defined ownership percentages? But with the disadvantage of having to make a Will
 
Wills can be changed at any time, potential beneficiaries have no entitlement to notice of same, so I don't see them as adding anything here.
