Investment Properties in Carlow Town

Hi Folks,
I'm thinking about buying an investment property in Carlow Town,
Does anyone have any experiences - good or bad of investing in Carlow Town, Also what is the rental market like in Carlow?

Pro's - college, rail line, 1.30 hours from Dublin and Waterford.
Con's - pesky students, there is already a lot of rental accomodation available and rent is not high compared to the cost of the mortgage, very little industry so if you are looking for well paid professionals your gaff better be top notch because they have their pick.

Look around town centre as there is no town bus service so the suburbs are a good distance out and so students are not interested in it.

Its a place worth checking out
