Investment outside Dublin

Hello all,

I am looking to invest in a house or apartment outside Dublin. I have about €240k to spend. Can anyone reccomend somewhere that will give good rental yields and/or capital appreciation.

I'm fairly new to this, so, any help at all would be appreciated.
