Need a lot more info to decide that, but generally speaking cashing in one commercial property and using the proceeds to buy another, having incurred the (substantial) costs of selling and buying, doesn't seem like a sensible route.

I presume going by the OPs post they wouldn't be selling but remortgaging - hence no selling costs.
