Invest Lump Sum Now or Invest Equivalent Amount over time?

Folks,
I'm finalising finances for a self-build & thus thinking of our financial situation in general. I'm interested in hearing opinions as to the virtue of either investing a once-off lump sum for 20 years or invest the equivalent amount in monthly contributions over the same period? Here's my thinking

Option 1. Have a mortgage of 100K over 20 years and invest 30K lump sum now for 20 years (future childrens' education etc.)

Option 2. Have a mortgage of 70K over 20 years and invest difference in monthly payments between 100K & 70K (approx. €180/month) over 20 years.

Would welcome any thoughts. Thanks in advance, apple1
 
Option number 2 is the choice for me. ECB rate is fairly low, and should not get too much higher in near future.
If you get a good rate on your €30k - chances are v.good if you choose wisely - then you will do better over the years.
Many funds/stocks/commodities should easily ( in such a long-term) beat your mortgage amount payments.
 
Sorry- I meant option 1 is best bet !!! (no brainer, if I were in your shoes).:)
