Improvements now or later as a rental, which is better tax wise?

We plan to rent our home in the future. We were planning on getting central AC($3k) to make it easier to rent. Is it better tax wise to get the AC now(no write off, but does it get added to the whole house basis later for a rental?) or is better to buy the AC while the home is but into service as a rental? If it's already a rental, then does the AC have it's own depreciation schedule?

Can someone help shed some light the best way to go about general improvements and when is the optimal time to do them? Improvements, not repairs.
