How much leeway should you give for late rent?

Slightly off topic but my new tenant is a week overdue with their second months rent (the first was paid among with the deposit and I have a feeling that is the only rent I will ever see) I am going to issue a notice of arrears tomorrow but seeing the agreement is not for a fixed term I was thinking it might be cleaner to issue a 90 day notice to quit with no reason given at the same time.

Any opinions?
 
Even if they do pay up, keep an eye on the property....they might have sub let and be waiting for the sub tenants to pay up first.

You should have checked and put down your marker before taking action to be fair,
I would checked have they a Genuine reason before pulling the trigger,
If they feel you have been unfair to them two can play that game,
Just a thought,

was this down to bad communications or lack of deposit money, maybe they are thinking of leaving again,
If it was me I would talk to them but I would have someone with you,
 
Do I calculate arrears by the number of days the rent is over due; ( monthly rent/ days in month)* Days overdue or the full months rent ?
