In the old days, it used to be simple enough - two and a half times gross salary. These days it's a bit more complicated.

The AIB mortgage calculator is the most comprehensive. I understand it's the same as the ones which their mortgage underwriters use.

They consider the following factors

  • Number of applicants - two can borrow more than one
  • Date of birth - they younger you are the more you can borrow
  • The number of dependents
  • Your income
  • Existing loan repayments
  • Childcare costs
  • Maintenance costs
It calculates the maximum loan and the maximum term to age 65, but you can choose to reduce the term and the maximum amount as well.


It's very well laid out.


If you fill out the information fully, your final loan approval should match the results of the calculator.



[broken link removed]'s is a lot more basic, relying on your income and your age. So it can only be a general indication of the maximum. The actual amount could well be less due the factors above.
