How many times can an apartment be snagged?

Can anybody tell me that how many times a place can be snagged...are there any restrictions in snagging if the buyers is not satisfied....

As many as you want.

I snagged mine 4 times before i closed.

Edited to say if the remaining items are very minor the builder may try to put pressure on you to close.
 
I agree with previous poster - pressure WILL be put on if it is only minor items though - but in my own case the builders came back long after sale to fix small bits and pieces (and a couple of larger problems that only became apparent much later)

can i change my snagger as well?...the builders are saying that i am not allowed to change my snagger.....and they will not let me do another snag with different snagger....

is this possible...??...
 
The builder may decide to put pressure on you anyway even if the remaining snags are not ones you deem minor and even if they haven't addressed all the snags on your list to your satisfaction. I had some fun chasing them to do the work while they chased me to say it was done (it wasn't) and release the money. The small things I let pass never were resolved by them btw irrespective of what they said and they became impossible to contact after a time. One thing to watch out for on an apartment is to check the sound-proofing. Only after neighbours moved in downstairs in my last apartment did I notice that the sound-proofing wasn't as good as they had claimed, there appeared to be areas where sound from downstairs was much more audible (in the bathroom, so it may have had something to do with the fact it was a tiled floor).

Nothing to do with them - you can have as many snaggers as you want (1 for plumbing, 1 for electrical, etc.) and change them as often as you feel you need.

Take photos of snag list items and write to builders saying they are delaying the sale. Tell your solicitor the builder is delaying the sale by not completing your sang list in a timely and effective manner and copy solicitor on snag list and all related correspondence.

my first snagger was an engineer who did a terrible job. my next snagger was myself! my builders didnt care who did the snag list, so long as they had a list to work from. different builders may behave differently.
 
I have already snagged apartment and i submitted the report to builders but now i want to get it snagged again and they are not letting me do that....builders are saying that they will only fix the problem which were mentioned in first snag....

tell your solicitor that the builders are holding up close of sale by refusing to accept snag list.
 
I got engineer to do snag list and he did not even spot that there was no down pipe from gutters!!!!! Unfortunatly being young and innocent I paid over money for house and moved in. Then did my own snag list much more stuff on it. Builder was very slow to fix it so as my house was next door to show house I decided to put snag list in window on large sheets with big print and put down the dates items were completed. I tell you honestly the blue tac was barely on the glass when builders appeared from nowhere with ladders etc. Got it all done in about two days!!! Still left it in window for a week or so just to make a point.

An engineer has been mentioned as a snagger. I thought it was more usual to employ an accredited quantity surveyor as a snagger? I did and she scared the pants off the builder and developer (she frightened me as well with some stuff she found)

She had previously worked in the UK and visited the house three times armed with ladder, torch, camera and notebook. When the site foreman offered to escort her around the house on her third visit, she politely declined and informed him he didn't have the time as certain items on the snag list still needed his attention.

The amount of times an apt or house can be snagged is usually on the contract. It is not as simple as saying you can do it as many times as you want to. There are deadlines and limits, usually set out in the building agreement.

A QS would be a far more unusual choice to produce a snag list than an engineer.
