Housing Need / Planning Permission

Hi there,

The missus and I are thinking of building a house in the next couple of years.

The area we intend to build seems to be restricted in terms of planning. I've been told that I need to be from the area (I am not from the village, but from a town two miles away) the land is owned by my uncle and was previously owned by his father & grandfather.

There are a number of other matters that we are being told we would need to do before we could get planning permission. So I contacted the local counciller who set up a meeting with a planner in the county council. The meeting is tomorrow. Just wondering about the nature of the meeting and what should be said / left unsaid. I understand that the planner wants to see the houses either side of the site.


However, when it comes to "housing need", will / should they ask me about this? We currently live in a house in the nearby town and I am wondering whether this will cause any further issues. If so we would probably try and deal with this, although it is not the best market to be selling a house in.

Any help would be appreciated in advance of the meeting.

my advice is to engage someone who has experience in preparing planning applications in your county ASAP.. they will advise you on the best way to go about this issue... they should also make themselves available to go to this pre-planning meeting with you and will make sure to ask all the pertenant questions...

the main question is... .if you won your own house in a town, what is your current need to build in a rural area...

the general restrictions are met by either
1. a son or daughter building on family land (this usually doesnt stretch to nephews)
2. a person working in the immediate rural area (ie on a farm, in forestry etc)
3. a person with a long standing family affiliation with a particular townland or area...

you might qualify as the last one... if you can show where uncles, aunts, cousins, brothers sisters etc etc etc live in the area....

Met with the planner. Was very reasonable and basically gave us the green light to go ahead with some pointers. So, after being very apprehensive we were very happy and surprised. I know there is a long way to go but this is at least encouraging.

She likes the architect we have and his ideas so this was another plus.

A work mate of mine has built a number of houses and has used every excuse known to man, when he sends in application he sends a chaser, so if there is going to be a problem he gets this person to withdraw application immediately so it can be corrected before any decision is made, he has never been refused officially yet.
 
bskinti : Can you please confirm what is meant by 'he sends a chaser'? I'm interested in the excuses but guess thats another story.
