Househunter Hopeful - How much can I expect to borrow?

Hi all

I am extremely anxious to get on the property ladder, however I am unsure that I will be able to afford any type of a decent mortgage on my own. My current salary is €40k - what is the maximum mortgage that I could expect to borrow off this? I would definitely look into renting a room in the house to ease repayments.

I would really appreciate some help on this.
